Overview of Acquired Properties

Orix JREIT Inc. has decided to acquire two residential real estate trust beneficiary interests in Minato-ku, Osaka City: 'Bayside Park OSAKA South Residences' (acquisition price 3,540 million yen) and 'Bayside Park OSAKA North Residences' (acquisition price 2,860 million yen) as of March 31, 2026. Both properties are reinforced concrete structures built in 2024, located approximately 7 to 9 minutes on foot from Bentencho Station on the JR Osaka Loop Line, offering excellent transportation access and well-developed living convenience facilities. The appraised values are 3,970 million yen and 3,180 million yen respectively, with an appraised NOI yield of 4.2% and an appraised yield after depreciation of 3.0%.

Reasons for Acquisition and Future Outlook

The investment corporation aims for stable growth in shareholder value and continues acquiring properties that contribute to improving portfolio quality. These properties were judged to be highly competitive residential assets with potential upside, leading to the acquisition decision. The scheduled acquisition date is April 28, 2026, which will not affect operations for the fiscal year ending February 2026. Updates on operations and dividend forecasts for the fiscal year ending August 2026 will be announced during the financial results presentation on April 21, 2026. Acquisition funds are expected to be covered by new borrowings and internal funds.
