The acquired properties are key locations supporting the core business of the Proterial Group, situated near major urban areas in the Kansai region, where demand is expected for both logistics and manufacturing uses. Acquisition Conditions and Future Outlook

The acquisition is scheduled for April 30, 2026, with funding settled in full by own funds. The contract term is approximately 50 years under a fixed-term land leasehold agreement for business use, with tenants having the option to terminate after 20 years. The average NOI yield of the acquired assets is 4.4%, and the unrealized gain rate is 20.5%, expected to contribute to improvements in DPU and NAV.
