Revision of Asset Management Status and Forecast of Distribution Per Unit for the Fiscal Period Ending January 2027 (23rd Fiscal Period)

Asset Management Status and Distribution Outlook

The investment corporation has revised the asset management status and the forecast of distribution per unit for the fiscal period ending January 2027 (23rd fiscal period). Operating revenue, operating income, ordinary income and net income are each expected to increase slightly from the previous forecast, while distribution per unit (excluding excess profit distribution) remains consistent with the prior outlook. Outstanding investment units at period-end are assumed to be 852,726 units. Estimates for repair costs due to earthquake damage are incorporated, and reserves are considered for repairs, depreciation expense and CAPEX.

Assumptions for Asset Management and Risks

Based on the assumptions in the attached document, 189 properties currently held (excluding assets planned for disposal) will be retained through the period-end, no additional new acquisitions are assumed, and rental business expenses are calculated using past actual figures as a basis. Estimated repair costs for earthquake damage have been included in operating expenses for the fiscal period ending January 2027, and there remains a possibility of further variability in the future related to these costs.
